History of Building Maintenance Fact Sheet

As we consider our current church building needs and the costs involved in repairing them, it might be helpful to review the history of building upkeep since the last major Capital Campaign.   Listed below are past maintenance costs.  Now the time has come to address more serious building needs which have been accumulating and need to be addressed.  Those details will be forthcoming.

Projects currently underway to be paid from the building reserve fund:
·       replace and install gutters on the Court Street side of the building
·       replace the roof on the shed outside the Bancroft Room on State Street Side
·       repair stucco
·       repair masonry cracks at four corners of the Sanctuary and side and main stairs
·       replace cast iron steam boiler

Entrance ramp Unity Hall; Dining Room piping under floor; redo Bancroft loveseat 2004; Refrigerator replacement and Benches for garden in 2003; Rebuild retaining wall in 2002; Completion of roof with work changes in 2001; Replace roof on all sections of church, parish hall and offices; continue parking lot engineering; engage architect for basement reconfiguration; begin basement changes in 2000.

MAJOR EXPENDITURES DURING 1997-1999
Paint front façade, pillars and other exterior wood surfaces; fabricate and install new pillar bases; relocate and revoice organ pedal principal, commence new organ solo flute; purchase two new Steinway pianos. Asbestos abatement in basement level, organ improvements. Install wall shelving in church office; engage engineer for parking lot reconstruction. Complete new Sunday school classrooms.

Install new electrical service, fire alarm and sprinkler systems; repair stucco exterior walls; make structural masonry repairs; install indoor oil tanks, fire doors, parking lot lights; complete landscaping; paint roof; install Sunday School sinks; remove underground oil tanks, paint and carpet minister’s office; renovate new Sunday School space; renovate men’s room; paint and/or carpet stairway, foyer, coat room and vestry; install dining room floor tile; install programmable thermostats; repair organ leathers and install new organ mechanism. Complete major Chapel renovation; purchase chairs and piano for Chapel; install Sanctuary ramps; paint Bancroft Room; install signage for church, restore and paint steeple, paint portion of roof, remove old boilers and asbestos, install new boiler.

Repair and paint pillars, front façade and steeple columns; repair roof; paint exterior trim and narthex interior; install storm windows and flood light; purchase office equipment; paint sanctuary walls and ceiling; install audio system, emergency lights and smoke detectors; repair organ; install security door; remodel small office behind Unity Hall. Purchase computer, printer and computer furniture; improve heating system; paint roof; carpet stairway; repair down spouts; refurbish office for rental; improve audio system; paint steeple, pillars, front façade and doors; paint pews in sanctuary; clean and point gutters; repair roof; refinish Unity Hall floor; paint exterior wood surfaces of church; install vents in front pillars; install security intercom system; repair basement wall; purchase safety equipment.
